PROPERTY CLASSIFICATIONS
A basic understanding of property types will be helpful in our discussions, therefore, the following is an overview of the typical property types found in our market area, and although other terminology may be used to describe these properties, the following descriptions should be discernable to most local real estate practitioners!
VACANT LAND - is just what it implies! These are properties that have no improvements, or improvements that by most standards would be considered inadequate for permanent occupancy. For example, a property that contains a "Rustic Cabin" would also be considered as vacant land. In this example, "Rustic Cabin" is defined as being a small building containing no, or limited services (e.g., no electric service, no water source, no septic, phone, or other basic services) that would be required for permanent occupancy of the dwelling. Vacant Land can be as small as a city lot, or as large as several thousand acres. Asking prices for vacant land can vary widely depending on location and proximity to services.
RESIDENTIAL - these are properties usually located within the boundaries of an incorporated area (i.e., city, town or village), and served by municipal services such as water & sewer, natural gas, electric, phone, cable TV and trash disposal services. Properties in this category are also much closer to shopping, restaurants, health care, and other professional services, and some are within walking distance to many of historic downtown Salida's cafes, bakeries, shops and art galleries!
COUNTRY HOMES (also referred to as "Homes with Acreage") are properties that are typically located outside incorporated areas (i.e., city's , towns, or villages) and usually contain 1 or more acres of land. This properties are more rural in nature and offer those amenities usually sought after in country living. These properties can be as close to town conveniences as a few miles, or in some cases, an hour or more away from an incorporated area!
RANCH PROPERTIES - are properties which currently house ranch type operations, or possess the characteristics of actual ranch properties. These properties are typically larger in size, containing several hundred acres, or more! Recently, we have seen the term "Gentleman's Ranch", or "Hobby Ranch" being used to describe smaller properties which are used on a small scale, "non-commercial" ranching operations with a very small number head of livestock.
COMMERCIAL PROPERTIES - are those properties located in a commercial zone, and are currently being used in a commercial operation, or possess the capability and/or potential for being used for a commercial venture. This category contains both vacant and improved land, and may or may not include a functioning business.
BUSINESS OPPORTUNITIES - usually do not include real estate as part of the offering However, as some agents/agencies advertise properties in this classification that do include real estate (to increase exposure), you should ask your real estate professional about offerings of this type to make sure you don't overlook an opportunity that may be of interest to you?
RENT/LEASE PROPERTIES - are those properties that are being offered for short or long term rent/lease, with the amenities as included varying from property to property. Included in this category are both residential and commercial properties. But here again, these properties may be advertised in different categories, so remember to as you real estate professional about such properties!

The above are examples of typical definitions used to refer to the various types of properties available in our market area. Although they should be identifiable to most real estate practitioners, a more indebt discussion regarding the life style that each may provide should be a part of your discussions with your real estate professional. This basic understanding of of what it is you are looking for in a mountain property will save you and your real estate professional both time and frustration when searching for property's to preview.
